Dear DPC,

With this email I would like to submit some serious safety, health and well-being concerns regarding the application for mixed use buildings in 20/22 Queensway.

1) Natural light: the drawings submitted are misleading, as they do not show correctly the height and position of the proposed building, which would leave the entire Midtown and Edinburgh estates without any direct sun exposure all-day all-year-round. This is a major health and well-being concern for the residents.

2) Noise pollution: the proximity of the proposed buildings to Midtown (especially Lexington Building) and Edinburgh estates would cause inevitably high noise pollution both in the phase of building and later, due to the normal traffic in Queensway, which will riverberate the noise to much higher floors. This is another major health and well-being concern for the residents.

3) Green areas: the proposed green areas would be appreciated only from high floors looking down. Not from the street, as opposed to Campion Park and Commonwealth park which are “proper” green areas. Also, the concept of raised green areas has proven to be a disaster in Midtown estate, on 4th floor, where nobody uses the raised garden and most importantly it is difficult to maintain and causing leaks to the parking lot underneath. This is a safety concern as well as a misleading “green washing” maneuver.

If this plot needs to be a high-rise, despite the promise in the past of not doing so, I would suggest to move the proposed buildings further South, on the opposite side of Rooke Site, in order to soften the concerning health and safety consequences described above.
